Every figure on this site answers a public question: what is the JGE market doing? The Owner's Review answers the private one: what does that mean for your villa?
Here is what this site's own data cannot tell you: in Jumeirah Golf Estates, no two villas are the same. The plot, the position within the community, the view line, the condition, whether it is original or upgraded, the quality of the work — these move real value by millions, and none of them appear in a registry row. An estimate produced at a desk — any desk, including this one — would be guesswork wearing a data costume.
So the Owner's Review works the only honest way: Benjamin comes to see the property.
- The visit. Benjamin walks the villa with you — position, plot, view, condition, upgrades, finish — the assessment only someone who lives and sells inside the estate can make.
- The record. Your community's current registered figures — the same DLD data this site publishes, honestly tiered — and the registered sales your villa will actually be compared against.
- The Review. A short, signed document bringing the two together: where your villa genuinely sits, the achievable range today with the reasoning shown, and a plain read on timing — what the current window rewards, and what it doesn't.
It is free, it is private, and it stays between you and Benjamin — no detail of your property is ever published, the same disclosure discipline as everything else here. No obligation follows it.
A small number each month. Every Review involves a personal visit and the registry work behind it, so Benjamin prepares a limited number, in order of request.
If the Review leads somewhere. Should you decide to sell, Benjamin represents a small number of JGE properties directly — the listing signed with him personally (RERA Form A through Edwards & Towers), prepared with the same rigour the Review showed you, and ready within 48 hours with just your title deed, Emirates ID and passport. That conversation only happens if you start it.
