When Wasl Properties unveiled the Jumeirah Golf Estates The Next Chapter masterplan in May 2025, the position was clear: take the master development that had originated under Leisurecorp in the mid-2000s, restructured under JGE LLC and the Government of Dubai through the early 2010s, and complete its expansion to a standard the community had earned over its first decade and a half. The Next Chapter is a sequence of releases that has reshaped the supply pipeline at JGE more meaningfully than any single development in the community's history.

What Jumeirah Golf Estates homes actually sold for
Before the guide: what homes at Jumeirah Golf Estates actually change hands for. Ashwood Estates, Cedarwood Estates, D Villas and Pinewood Estate Homes are on the register and still awaiting a first registered resale, so every figure below comes from the lines that have traded. The Dubai Land Department registered 176 resales across 15 Jumeirah Golf Estates lines in the twelve months to 25 August 2026, and 1,431 since May 2013. Registered prices, never asking prices. The busiest lines in that window:

Registered Record Report: Jumeirah Golf Estates
Every community in the estate rather than this one line. The current year runs to 5 pages: every community that registered a resale in 2026, 15 of them, with the count, median, range and rate per square foot on each. The whole record runs to 19 pages and carries every year back to 2013, 176 registered resales in the twelve months to 25 August 2026 and 1,431 all time.

Pinewood Estate Homes
Released: May 2025 onwards (alongside The Next Chapter masterplan launch)

Pinewood was the opening residential release of Wasl's The Next Chapter at JGE. It was structured as townhouses rather than standalone villas, which positioned it at the family-friendly end of the new Phase 2 register. Foundation work commenced in mid-2025 following the masterplan unveil, with handover scheduled for Q4 2028.
Pinewood remains in active developer sales as of May 2026, with Wasl's standard 80/20 payment plan structure and a 10 per cent down payment. Buyer interest has been substantial since the launch tranches opened.
What Pinewood established was the architectural register and the phased-release rhythm for the rest of Wasl's JGE Phase 2 launches. Cleaner contemporary lines than the older Phase 1 villas, deeper kitchens, deliberate indoor-outdoor integration, and a measured drip-feed of inventory through tranches rather than a single full-community release. That release pattern has held through Ashwood and is now repeating with Cedarwood Estates.
Ashwood Estates
Released: 2024 onwards, in phases
Status: limited remaining inventory at developer level
Property type: 4 to 6 bedroom villas
Launch pricing: from approximately AED 11 to 12 million depending on configuration
Ashwood was Wasl's second JGE Phase 2 launch and a clear step up in scale from Pinewood. Standalone villas rather than townhouses, larger plots, and a register that aimed at buyers who wanted contemporary architecture with substantial entertaining capacity. The 4 bedroom configurations sit at the entry point of the Ashwood range, with the 5 and 6 bedroom configurations stepping up to genuinely large floor plates.
Inventory at the developer level is now thin. The original release moved through 2024 into early 2025, with later tranches released as Wasl judged demand. Secondary market activity is limited but growing as some early buyers re-evaluate their positioning.
New buyers interested in Ashwood are looking at one of three paths: secondary market purchase, late-release primary inventory if Wasl chooses to surface any, or moving up to the Cedarwood Estates new phase if the configuration fits.
Cedarwood Estates, new phase
Released: April 2026 (announcement and registration)

This is the release that brings new buyers back into the JGE Phase 2 conversation directly through the developer.
Wasl announced the Cedarwood Estates new phase in late April 2026. Cedarwood Estates as a community has been part of Wasl's The Next Chapter pipeline since earlier launches at lower phases of the project, but the April 2026 announcement opens a substantive new tranche of 74 golf villas. The community design language is described by Wasl as "Green Islands": sculpted mounds, terraced planting, and curated tree clusters that punctuate the internal community loop, designed to maximise privacy, open views, and serenity at every villa.
The villas span three configurations. The 4 bedroom at 6,070 sq ft BUA, the 5 bedroom at 7,918 sq ft, the 6 bedroom at 9,471 sq ft. These sizes are larger than the Pinewood townhouse footprints and broadly comparable to the Ashwood villa range, suggesting Wasl is positioning the new phase at the upper end of the Phase 2 register.
For readers familiar with how Wasl has rolled out Pinewood and Ashwood, the pattern is recognisable: developer-led release, defined tranches, controlled inventory release, and meaningful price discovery on the secondary market in the months following. The new Cedarwood tranche is following the same playbook.
What this means for buyers thinking about JGE entry through Phase 2: the window for primary-market access on the new tranche is open now. Once Wasl publishes pricing and the formal launch event runs, the early registrations typically convert quickly, particularly given the absorption rates Pinewood and Ashwood demonstrated.
The smart move for serious buyers is to register interest at this stage, before pricing is public. Registration with Wasl puts you in the developer's communication flow, which means you receive pricing, payment plan, and configuration detail at the same time as Wasl's existing client base, not weeks later through public channels.
What this all means for the JGE supply pipeline
The Next Chapter has done two things to the JGE market that are worth understanding regardless of whether you are buying.
First, it has materially expanded the inventory of contemporary stock in the community. JGE was historically a Phase 1 mixed-stock community, with sub-communities ranging from the very large Hattan and Whispering Pines villas through the more compact Lime Tree Valley and Olive Point. Wasl's Phase 2 launches have added a new register: 3 to 4 bedroom townhouses at Pinewood, 4 to 6 bedroom villas at Ashwood, and now 4 to 6 bedroom villas at the new Cedarwood Estates phase, with launch pricing across the three communities ranging from approximately AED 6 million at the Pinewood entry point through to the upper Cedarwood range when it publishes. This breadth has broadened the buyer profile that JGE attracts.
Second, it has compressed the time horizon for primary-market access. The Pinewood and Ashwood absorption rates established that Wasl Phase 2 inventory does not sit on the developer's books for long. When the Cedarwood Estates new phase pricing publishes, the same pattern is the most likely outcome. Buyers who register interest early stay in the flow. Buyers who wait for pricing to be public are typically negotiating on the secondary market within the same calendar year.
For owners and residents already in JGE, the Phase 2 launches are reshaping the community's character in measurable ways. The new sub-communities bring new families, new architectural standards, and a different demographic mix. The community has welcomed this through the visible take-up at Pinewood and Ashwood. The Cedarwood Estates new phase will continue this pattern.
