About this publication
Benjamin Baker JGE is a monthly editorial publication covering Jumeirah Golf Estates property. It is written by Benjamin Baker, a licensed real estate agent at Edwards & Towers (RERA registered), JGE branch, and a five-year JGE resident. The publication is published independently of Edwards & Towers' brokerage activity, with the explicit approval of E&T's managing director.
The newsletter is free, monthly, and JGE-only. A separate paid publication, The Dubai Desk, covers the broader Dubai market on a bi-weekly cadence. Both publications are published by Autonomix Global, a sole establishment licensed under the Department of Economic Development (DED) in Dubai.
Editorial independence
Benjamin Baker does not promote his own Edwards & Towers listings on this publication. Specific properties may be cited as market data, with disclosure where relevant. This is a standing rule and is not subject to commercial pressure.
The publication carries no third-party advertising. The publication does not accept payment in exchange for editorial coverage of any developer, brokerage, property, or community.
Wasl Phase 2 agent disclosure
Benjamin Baker is a registered Wasl Phase 2 agent. This means he is authorised by Wasl Properties to introduce buyers to Wasl's The Next Chapter sales team and earns developer-paid commission on confirmed introductions. This disclosure is in addition to his Edwards & Towers brokerage role, not a replacement for it.
The publication's coverage of Wasl Phase 2 communities (Pinewood Estate Homes, Ashwood Estates, Cedarwood Estates) is editorial in register and source-driven in content. Coverage is not paid placement and is not directed by Wasl. Where the publication recommends that readers register interest as buyers, it does so because the editorial position holds that registering interest with the developer is genuinely the path that serves serious buyers best.
Sources and data
Property transaction data, rental data, and market metrics are drawn from REIDIN Insight, the licensed Dubai property market intelligence provider, accessed through Edwards & Towers' broker subscription. REIDIN aggregates from Dubai Land Department public records. Editorial use is licensed in writing by REIDIN. Where specific figures are cited, REIDIN is the proximate source and DLD the underlying records origin.
Data is reported as community-level aggregates within the terms of REIDIN's editorial use guidelines. No raw transaction-level data is reproduced.
A note on time horizons. When a property changes hands in Dubai, the deal is struck the day buyer and seller sign Form F, the main contract of sale submitted by the agent through the DLD Brokers Portal. From Form F to transfer typically takes anywhere from one month to three and a half months for cash deals, longer for mortgage deals, longer still for off-plan transactions tied to developer payment milestones. The data this publication describes is registered transaction data, which means it reflects buyer commitments made weeks or months before the registration date. Material revisions to figures, where late filings settle differently from initial readings, are flagged in the following issue.
