This page sets out how Benjamin Baker JGE operates as a publication, what it covers, what it does not cover, and how reader data is handled. It is updated when policies change.
About this publication
Benjamin Baker JGE is a monthly editorial publication covering Jumeirah Golf Estates property. It is published by The Register Desk, a sole establishment licensed by Dubai's Department of Economy and Tourism as an Internet Content Provider (licence 1652760, valid until 13 September 2027), which also publishes The Dubai Desk. The owner of The Register Desk is a real estate agent registered in Dubai and working in Jumeirah Golf Estates. Nothing on this site is a listing, and no home is offered for sale on it. The publication is published independently of that brokerage activity.
The newsletter is free, monthly, and covers Jumeirah Golf Estates only. The reports described below are sold. A separate paid publication, The Dubai Desk, covers the broader Dubai market on a bi-weekly cadence. Both publications are published by The Register Desk, and the payments for both are taken by Autonomix Global, as the imprint below sets out.
Editorial independence
The owner's own listings are never promoted on this publication. Specific properties may be cited as market data, with disclosure where relevant. This is a standing rule and is not subject to commercial pressure.
The publication carries no third-party advertising. The publication does not accept payment in exchange for editorial coverage of any developer, brokerage, property, or community.
Wasl Phase 2 agent disclosure
The owner of The Register Desk is a registered Wasl Phase 2 agent. This means the owner is authorised by Wasl Properties to introduce buyers to Wasl's The Next Chapter sales team and earns developer-paid commission on confirmed introductions. This disclosure is in addition to the owner's brokerage role, not a replacement for it.
The publication's coverage of Wasl Phase 2 communities (Pinewood Estate Homes, Ashwood Estates, Cedarwood Estates) is editorial in register and source-driven in content. Coverage is not paid placement and is not directed by Wasl. Where the publication recommends that readers register interest as buyers, it does so because the editorial position holds that registering interest with the developer is genuinely the path that serves serious buyers best.
Sources and data
Property transaction data, rental data, and market metrics are drawn from Dubai Land Department public records, the official register of Dubai real estate transactions, published openly under CC BY 4.0. Where specific figures are cited, DLD records are the source.
The free pages on this site report figures for a whole community: how many homes changed hands, the middle price, the range, and the price per square foot. The paid reports print the register's own rows underneath those figures, one registered resale to a line, with its date, its registered price and its registered size, because that is the record the Land Department publishes openly under CC BY 4.0. No name, no owner detail and no unit number is ever printed, and no property is ever listed for sale on this site.
A note on time horizons. When a property changes hands in Dubai, the deal is struck the day buyer and seller sign Form F, the main contract of sale submitted by the agent through the DLD Brokers Portal. From Form F to transfer typically takes anywhere from one month to three and a half months for cash deals, longer for mortgage deals, longer still for off-plan transactions tied to developer payment milestones. The data this publication describes is registered transaction data, which means it reflects buyer commitments made weeks or months before the registration date. Material revisions to figures, where late filings settle differently from initial readings, are flagged in the following issue.

What is free here, and what is sold
Every community page on this site is free to read, and carries the last twelve months of registered resales and the registered rents for that community. The monthly newsletter is free. Nothing is asked for and no account is needed.
What is sold is the Dubai Land Department's own record of Jumeirah Golf Estates, as a PDF, at four depths: one community over the last twelve months; one community's whole record since the first registered resale; one home's layout against its comparable units; and the whole estate, either for the current year, for any single earlier year, or in full. Each is bought once and each is priced on its own page rather than here. Before any payment screen there is a page that shows what is in the file, what it costs, when it arrives and who sends it.
Delivery, replacement and cancellation
Each is a PDF, emailed within the hour of payment to the address given at the payment screen. If it does not arrive, write to the address in the imprint below and it is sent again. If the file does not carry what its page said it carries, the corrected file is sent: the remedy for a wrong document is the right document. Nothing sold here is a subscription and nothing renews.
