How to read this. A community lights up when the budget falls inside its published 12-month registered range. Where we publish only a median (eight or more sales), the tool shows your position against that median and nothing more. With a thin sample, the honest number is the range. This is the record of what sold, not what is listed for sale today; asking prices on the market now can sit above the registered range.
How to read this. Bars are published 12-month registered ranges; dark ticks are published medians; a tick alone means we publish the median at that sample size, a bar alone means we publish the range. Log scale, or the apartments would vanish.
How to read this. Each panel shows only what we publish for that community at its sample tier. Ratios are computed between published medians; where either community publishes no median, we claim no ratio.
How to read this. These are live listings Benjamin observed on the major portals on 19 July 2026, counted as listings, not unique homes; the same home often appears with several agents. Asking prices are what sellers hope for, not what buyers paid. The marker shows each community's lowest current asking price. This view refreshes with each monthly observation.
The firewall. Nothing in this view enters our registered figures, datasets, or schema. The register records facts; this view reports observed claims, dated. Where the two disagree, that gap is the market talking.
Every JGE community with registered resales in the last 12 months is shown above, the median where the sample is deep enough, the range where it is a handful. Whispering Pines and Sienna Views are part of the estate's registered record but had no resales register to them in this period, so there is no figure to show: the register simply has nothing to report there right now, which is different from a gap in our data.

Every community in the estate rather than this one line.
