Jumeirah Golf Estates Station: Etihad Rail comes to Dubai

Owners and buyers

This page is for owners and buyers in the Dubai districts named beside the new Etihad Rail station. It states what has been announced, with the source and the date it was read, and beside it what homes in those districts have actually sold for, from the Dubai Land Department's register of completed sales. No asking prices and no listings.

See what homes like yours really sold for, home by home and district by district, from the Land Department's own record.

The railway reaches Dubai at Jumeirah Golf Estates

A passenger station on the edge of Jumeirah Golf Estates, a bridge being built to the metro, and one Dubai district whose registered record this site publishes. It also names Al Furjan, Production City and Dubai South, whose registered record is published on the community's own site and is in the table below. Here is what the announcement says, and what those homes have actually been selling and renting for.

Dubai's coast, with each district this announcement names drawn as a circle sized by how many resales the Land Department registered there in the last twelve months. The square is Jumeirah Golf Estates Station (Etihad Rail), placed from the source's own words: near Jumeirah Golf Estates in southern Dubai, on Sheikh Mohammed Bin Zayed Road. It is a drawing, not a survey. The number on each circle matches the numbered list of districts, and a circle or a name opens that district's page.

For most of its life the Etihad Rail passenger service has been something happening somewhere else. That changes at the end of this month, on the southern edge of the city, at a station named after the district it stands in. Etihad Rail's own name for the station is different. This site calls it by the community it serves.

What follows is the announcement in the words of the people who made it, and beneath it the Land Department's own record of what homes in the districts it names have sold and let for. The two are printed side by side and nothing here joins them up. That is the reader's own judgement to make.

The middle figure is printed and the range is not. The rent register holds a small number of yearly rents that cannot be rents, and until they are dealt with a range would take its top end from one of them.

Also named by this announcement, and not published here yet: Dubai Investment Park (DIP), Green Community and Expo City Dubai.

Where this comes from

These sale figures are the Dubai Land Department's own, the register read to 22 October 2026.

The source names these communities among those near the station. Its own words are "Some of these include", so this is a list of examples and not a complete one.

The source also names Al Furjan, Dubai Production City, Dubai South. The register for those is published on The Dubai Desk rather than here, and each name opens its own page.

The source also names Dubai Investment Park (DIP), Green Community and Expo City Dubai. This site does not publish the register for them yet, so no figure for them appears on this page.

This section states what has been publicly announced, with the source and the date it was read, and puts the Dubai Land Department's register beside it. It does not forecast, it does not predict a price, and it does not claim that any announcement moved any figure. What to make of the two is the reader's own judgement.

What it is

A PDF of the Land Department's own register for one place. No asking prices, no listings, no opinion of ours.

What you get

Every registered sale in it, row by row and newest first: the date, the price, the size, the rate per square foot, and the rent record beside it.

How it is yours

Bought once, tax inclusive, no subscription. Emailed by a person, usually within the hour. Keep it, print it, show it to anyone.

Why it will not embarrass you

Every figure traces to a registered transfer, and each page count on this page is the real length of the file we fetched and counted. If it is wrong you get the corrected file: delivery, replacement and cancellation.

Why you would buy it again

The register moves every day. A document is rebuilt at the next reading after its register moves and says the date it was read to, so a later copy carries every sale registered since.

The register behind this page was read on Friday 23 October at 22:37 Dubai.
