The Full Cost of Buying in JGE

The price is not the cost. Between signing Form F and holding the title deed, a Jumeirah Golf Estates buyer pays a set of government, bank, and professional fees that together add roughly 6 to 8 per cent to a mortgaged purchase. None of them are hidden, but they are scattered across four different payees. This is the complete list, with the convention on who pays what.

Since 1 February 2025 this list matters more, not less: UAE banks no longer roll these transaction costs into the mortgage. Every dirham below is paid in cash at or before completion.

The government's share

DLD transfer fee: 4 per cent of the purchase price. The law allows a 2/2 split between buyer and seller; the market convention in Dubai, JGE included, is that the buyer pays all of it. Form F records what you actually agreed.

Registration trustee office fee: AED 4,000 plus VAT for properties above AED 500,000, which in practice means every JGE home. The trustee is the licensed office where transfer day happens.

Title deed issuance: AED 580 for a ready property, plus small fixed knowledge and innovation fees of about AED 10 each on the government charges.

The bank's share, if you borrow

Mortgage registration: 0.25 per cent of the loan amount plus about AED 290, paid to DLD to register the bank's interest on the title.

Valuation: typically AED 2,500 to 3,500 plus VAT, charged by the bank before the final offer letter.

Bank arrangement fee: commonly up to 1 per cent of the loan, set by each bank's schedule. Some waive or discount it; ask before you commit, not after.

If the seller has an existing mortgage, the mechanics of settling it are handled between the banks. The seller carries any early settlement fee on their own loan.

The professionals' share

Agent commission: the Dubai convention is 2 per cent of the price plus VAT on the buyer's side. It is a convention, not a statute, and it is stated in your agency agreement before viewings, not discovered at transfer.

Conveyancing, optional: a fixed fee, typically in the low thousands of dirhams, for contract review and completion coordination. The trustee system standardises the transfer itself, so this is a choice about comfort, not a requirement.

The JGE-specific line

From completion you inherit the estate's running costs: service charges calculated on built-up area plus the fixed annual clubhouse fee. They are settled to the transfer date through the NOC, so you start clean, but they belong in your affordability maths from day one. The illustrative maths

Worked on a round AED 10,000,000 purchase, 70 per cent loan-to-value, purely to show the shape. These are illustrative figures, not a market quote.

DLD transfer fee AED 400,000. Trustee fee AED 4,200 with VAT. Title deed AED 580. Mortgage registration on a AED 7,000,000 loan: AED 17,500 plus AED 290. Valuation about AED 3,150 with VAT. Agent commission AED 210,000 with VAT. Cash required beyond the 30 per cent down payment: roughly AED 636,000, before any bank arrangement fee or conveyancer.

Frequently asked questions

What total fees should a JGE buyer budget for? Roughly 6 to 8 per cent of the purchase price for a mortgaged buyer, dominated by the 4 per cent DLD fee and 2 per cent commission. Cash buyers sit nearer 6 per cent.

Can the DLD fee be added to the mortgage? No. Since 1 February 2025, UAE banks may not finance upfront transaction costs. All fees are paid in cash.

Is the 4 per cent fee negotiable? The rate is fixed by DLD. Who pays it is negotiable in Form F, though buyer-pays is the prevailing convention.

Are there annual costs after buying? Yes: service charges on built-up area plus JGE's fixed annual clubhouse fee, covered in the service charges reference.
