Every community in the estate rather than this one line. The current year runs to 5 pages: every community that registered a resale in 2026, 15 of them, with the count, median, range and rate per square foot on each. The whole record runs to 19 pages and carries every year back to 2013, 176 registered resales in the twelve months to 25 August 2026 and 1,431 all time.

Stage 1: the number

Homes priced against evidence sell; homes priced against hope sit. The evidence is public: registered Dubai Land Department resale prices, not asking prices, for every JGE community, with the citable record in the Registry Index. Your home's condition, plot, view, and upgrades then position it within or beyond that range.

That last step, from community range to your home's number, is what the Owner's Review exists for: my private, in-person read of your specific home against the same registered figures, free, with nothing about your home ever published.

Stage 2: the paperwork that lets a sale exist

Two documents make a Dubai listing legal. Form A is the RERA listing agreement between you and your broker: scope, marketing, fee, and duration. Trakheesi is the advertising permit system; every legitimate advertisement of your home carries a permit number your broker obtains, which portals require. If you see your home advertised by brokers you never instructed, that is a Trakheesi matter, and it is worth policing: duplicate, stale, and mispriced listings cost you negotiating position.

Exclusive versus open listing is your call. My case for exclusivity is practical rather than territorial: one accountable broker, one price story in the market, no race to the bottom between competing advertisements of the same home.

Stage 3: viewings and the offer

JGE viewings run on access: a gated estate, tenant coordination where let, and buyers who expect the home presented properly. Offers arrive through the broker, and the registered record anchors your side of the negotiation exactly as it anchors the buyer's. When terms agree, both sides sign Form F, the memorandum of understanding, with the buyer's 10 per cent security cheque attached. From here the timeline is largely the buyer's financing: two to four weeks cash, six to ten mortgaged.

Stage 4: the NOC

You apply to community management for the No Objection Certificate confirming service charges and obligations are clear. Fees run in the hundreds to low thousands of dirhams plus VAT, customarily the seller's. Settle charges to date, clubhouse fee included; the service charges reference covers the mechanics. If you carry a mortgage, your bank issues a liability letter and the buyer's side settles it at transfer; early settlement fees on your loan are capped by regulation at 1 per cent or AED 10,000, whichever is lower.

Stage 5: transfer day

At the registration trustee, identities and funds are verified, the transfer executes, and the price passes to you as a manager's cheque or bank transfer. Your costs as seller, by convention: your broker's fee as per Form A, the NOC fee, mortgage discharge costs if any, and nothing of the 4 per cent DLD fee unless Form F agreed otherwise.
