Reading the JGE Map

Reading the JGE Map

Every conversation about JGE property eventually reaches for a map. Which course does it front. Where does Phase 1 end. Why does one community trade differently from its neighbour across the fairway. This article is the geographic reference: how the estate is laid out, and how to read the interactive JGE map we built to answer these questions precisely.

The whole of Jumeirah Golf Estates

Registered Record Report: Jumeirah Golf Estates

Every community in the estate rather than this one line. The current year runs to 5 pages: every community that registered a resale in 2026, 15 of them, with the count, median, range and rate per square foot on each. The whole record runs to 19 pages and carries every year back to 2013, 176 registered resales in the twelve months to 25 August 2026 and 1,431 all time.

AED 199 for the current year; AED 99 for any single earlier year from 2013; AED 499 for the whole record to the data edge. One off payment, tax inclusive, emailed to you within 24 hours. Dubai Land Department registered transactions only, never asking prices.

The shape of the estate

Jumeirah Golf Estates covers 1,119 hectares in south Dubai, organised around two championship golf courses, Earth and Fire. The original masterplan, now called Phase 1, arranges its residential communities around and between the two courses. Phase 2, Wasl's Next Chapter expansion, extends the estate on new land with its own districts and a planned third course; the Phase 2 reference covers it in full. The Phase 1 reference walks the original masterplan.

Communities by course

Course frontage is the single most useful orienting fact in JGE, and it maps cleanly onto the communities:

Earth course: Sanctuary Falls, Lime Tree Valley, The Sundials, Olive Point, Hillside, Wildflower, and Whispering Pines.

Fire course: Sienna Lakes, Redwood Avenue, Redwood Park, Jumeirah Luxury Living, Orange Lake, and Sienna Views.

Both courses: Flame Tree Ridge, which sits between the two routings, and Signature Mansions, a third-party product touching both.

Off the fairways: Jasmine Lane's townhouses and the Al Andalus district, whose apartments and townhouses anchor the estate's entrance side.

Under construction: Jouri Hills, a third-party development inside the estate; it enters the registered resale record when its handovers begin reselling.

That is the full nineteen-community universe the map draws. Fifteen have live price pages, linked from the prices hub, with registered Dubai Land Department resale prices, not asking prices. Whispering Pines and Sienna Views are real and built, but DLD records their sales only at estate level, so they carry no attributable price line; the honest number for them is the estate-level record.

How the map itself works

The interactive map draws every sub-community boundary by hand, on a deliberately muted base, with both course routings marked hole by hole. Click any community and its registered sales data appears alongside its position. It exists because no public map drew JGE at this grain: portals show pins, not boundaries, and boundaries are what pricing conversations actually need.

The boundaries are researched, not traced from any portal: the method, sources, and the permission under which the data publishes are documented in the map methodology. Where a boundary involves judgement, the methodology says so.

Reading it like a resident

Three practical reads the map rewards. First, frontage versus access: two communities can share a fairway and differ completely in gate access and drive-in route. Second, the interior water: the estate's lake systems thread between communities and explain several price-per-view patterns the raw figures hint at. Third, the Phase 1 and Phase 2 seam. Where the established estate meets the construction horizon matters for the next few years of ownership, and the map shows exactly where it runs.
