What it does not do is check whether you are buying the right home at the right number with the right information. That part has a checklist. Run it before Form F, because afterwards every discovery costs money.

The title

Ask for the title deed and match it against the seller's passport and Emirates ID. Then verify independently: the Dubai REST app validates title deeds against the DLD register directly. Check the registered plot and built-up area against what you have been shown, and check whether a mortgage is registered on the title. A registered mortgage is normal and settled at transfer; an undisclosed one is a conversation to have early.

If the sellers are two names, both sign everything. If the seller acts through a power of attorney, have the POA verified for validity and scope before relying on it.

The money history

Check what the community actually trades at before you agree a price. We publish the registered record for exactly this moment: every JGE community page carries registered Dubai Land Department resale prices, not asking prices, and the Registry Index carries the citable dataset underneath. If the asking price sits far outside the registered range, the burden of explanation is on the price, not on you.

The running costs

Service charges at JGE are calculated on built-up area, and the estate carries a fixed annual clubhouse fee most communities do not. Do not settle for a verbal figure. The seller can produce a statement, and the Mollak system carries the approved rate; the service charges reference shows exactly how to verify a specific home's numbers. Confirm charges are paid current: the NOC will catch arrears eventually, but you want to know before you price, not at completion.

The tenancy question

If the home is tenanted, you are buying the tenancy too. Ejari registration, the rent, the expiry date, and the deposit all transfer with the home, and UAE tenancy law constrains how and when a new owner can recover possession. Get the tenancy contract and Ejari certificate into your file before you sign, and price the timeline realistically.

The community layer

JGE is a managed estate. Gate access, landscaping standards, alteration approvals, and rental registration all run through community management. Ask for the current community rules in writing. If you plan to extend, alter, or let the home, confirm the approval path before you own it.

Off-plan is its own checklist
